Mr. Vannier is a Principal at SOCOTEC, in Peachtree City, Georgia. He has more than twenty years of experience in civil engineering design, construction management, construction financing, real estate development and project consulting.   • Mr. Vannier joined PBSJ in 1995 as an Engineer in Training with multiple responsibilities relating to the civil engineering design and construction of various commercial development projects. He quickly worked his way up to Project Engineer where he was responsible for the complete engineering design, permitting and construction of multiple development projects.
  • While at PBSJ he provided construction management services such as: preparation of engineer’s estimates, preparation of bid documents and specifications, facilitation bidding and contract awards, contract administration during construction, value engineering, project scheduling, review of shop drawings and submittals, responding to RFI’s, facilitating of on-site construction progress meetings, site inspections and construction quality control and pay application review and approval.
  • In 1998 Mr. Vannier joined A. W. Hutchison and Associates as a Project Consultant where he developed specialized skills in the evaluation and analysis of various disputes relating to construction projects. He advised extensively and prepared CPM scheduling, estimating, cost and schedule evaluations, and project delay and impact analyses, as well as analysis of resources and productivity, quantification of damages, cost-to-complete evaluations and other services related to construction management and construction dispute resolution.
  • In 2001 Mr. Vannier was awarded a full Assistantship Scholarship from the University of Georgia’s Terry College of Business to pursue his Masters of Business Administration, with a concentration in Finance. He conducted research and data analysis showing how land uses, population growth, and land values all have correlations. During this time, he continued his working relationship with A. W. Hutchison in various consulting roles.
  • Upon graduating in 2003, he joined Clark Realty based out of Washington, DC. There he was responsible for the financial aspects for construction and development projects. He was chosen to be part of Clark’s integration team that crossed Timberline Accounting software with ProLog Operations software into the firms ERP system to streamline departments. He was directly responsible for project purchasing, negotiating contracts, quality control, and project permitting and financials. He also supervised staff and reported monthly to the Division Vice President on project status.
  • In 2005, Mr. Vannier was approached by The Tetra Companies, a real estate development and construction firm. He opened the first regional office for the company, growing the office from the ground up by hiring staff and professionals. He led teams of construction personnel, real estate brokers, lawyers, project managers, engineers, architects, lenders and other professionals on all regional projects while successfully navigating projects through government approval processes including rezoning, permitting and financial underwriting.
  • From 2009 to 2013 he worked with the primary investors of The Tetra Companies, including institutional clients and high net worth individuals, on the recapitalization and work-out of various assets. Dealing directly with debt holders and equity investors, he was able to successfully recapitalize various assets that allowed for successful dispositions. During this time, he also worked as the Operations Manager for Bobbitt Design Build and as a Business Development Director for Morgan Corporation.
  • In early 2013, Mr. Vannier joined A. R. Biddle & Associates to continue his career in construction management consulting.
