We are delighted to share that 101 Park Avenue has successfully earned LEED O+M Gold certification, the largest project in the state of New York to date to achieve Gold certification under LEED v4.1 for O+M.

The 1982 building is an eminent 49-story, 1.2M square foot commercial office tower in Midtown Manhattan. SOCOTEC has worked in many capacities on the building over the years for the owner, HJ Kalikow & Co. – including building energy benchmarking (Local Law 84) and carbon penalty calculations (Local Law 97) consulting, retro-commissioning, façade inspection, as well as consulting for façade refurbishment and repair.

The project achieved all submitted points for its LEED v4.1 Operations and Maintenance: Existing Buildings (O+M) Gold certification through various measures, including high alternative transportation use through increased subway, bus and walking access; energy performance – having reduced energy consumption by 14% compared to reference design; minimal waste generation and high recycling rate compared to similar buildings; and indoor air quality performance validated through IAQ testing.

As a leading provider of certification services, our team takes great pride in having provided O+M certification consulting for 101 Park Avenue as it was SOCOTEC NYC’s first LEED v4.1 O+M project; showcasing our commitment to expanding our clientele and portfolio within the existing buildings’ space for Sustainability.

We look forward to continued collaboration with 101 Park & HJ Kalikow in leading the way as a commercial development that has chosen to go above and beyond to achieve this green building certification. Through their prioritization of resource use efficiency and occupant experience they have positioned themselves as leading through action and continuous improvement,” said Andrew Graceffa, Energy & Sustainability Principal at SOCOTEC.

The project stands as a testament to the commitment and expertise demonstrated by the SOCOTEC team as well as the HJ Kalikow team, setting a remarkable example for other organizations aspiring to embrace sustainable design and operations for their existing buildings. 101 Park is one of only seven existing office buildings in NYC to achieve this specific certification. Completed in 1982, 101 Park continues to be a top contender for commercial office space in Manhattan.

“Our commitment to responsible building practices is a top priority, and this certification is a testament to that,” said Kathryn Kalikow, Principal at H.J. Kalikow. “We recognize the importance of minimizing 101 Park’s impact on the environment while prioritizing the health and well-being of our tenants. This certification is a major accomplishment for our team as we continue to strive for excellence with 101 Park as well as in NYC development. A big thank you to Kalikow management, and the whole team of staff at 101 who make certifications like this achievable."

We extend our congratulations to SOCOTEC’s Andrew Graceffa, Principal in Charge, and all of our team members whose contributions have made this extraordinary accomplishment!
