56 Leonard Street is a 60 story, 145-unit ultra-luxury condominium that has created a record of a $47 million sale for one apartment. SOCOTEC provided the owners commissioning services to ensure HVAC equipment and the controls are installed per drawing and work effectively, balancing energy use and comfort. The following areas have been commissioned:

- Swimming Pool
- Gym
- Auditorium
In addition, SOCOTEC advised the client on draft, stack effect issues, dew point, mean radiant temperatures and various comfort and energy issues related to modern glass-clad buildings with a tight envelope.
