The Challenge 

Engineering a Complex Mixed-Use Development

The One Platte project is a Class A mixed-use office building located in a growing, multi-modal neighborhood in Denver, Colorado. The site offers immediate access to bike trails, the Platte River, and a diverse range of retail amenities. 

The project scope included a five-story mixed-use structure with 240,000 square feet of Class A office space and three below-grade parking levels. The building was to be designed and constructed in accordance with current sustainable practices, targeting both WELL Certification and a LEED Gold rating for Core and Shell.  

The site presented significant geotechnical challenges, including swelling bedrock conditions and buoyancy forces requiring specialized foundation solutions. Addressing these complexities called for a comprehensive, multidisciplinary engineering approach to support the successful development of the project.

Integrated Geotechnical & Environmental Engineering Services

Ninyo & Moore, a SOCOTEC Company, was engaged to deliver a full suite of engineering and consulting services for this mixed-use project.

The building was supported by a combination of micropile and drilled pier foundations and provided with a waterproof structural floor that is separated from the swelling bedrock and protected against buoyancy forces. 

Scope of Services: 

  • Geotechnical evaluation to assess subsurface conditions and inform foundation design 

  • Hydrogeological assessment to evaluate groundwater conditions and their impact on below-grade construction
