The Challenge
Delivering Sustainability in a Complex Healthcare Facility
South Florida is facing a growing shortage of physicians and a rising demand for accessible healthcare services. To help meet this need, Florida International University (FIU) and Baptist Health South Florida partnered to develop the HWCOM Academic Health Sciences Clinical Partnership — a 160,000+ square foot facility on FIU’s Modesto A. Maidique Campus in Miami that brings medical education, research, and clinical care under one roof.
The facility is designed to support more than 22 graduate medical education programs alongside advanced outpatient services, including diagnostic imaging, ambulatory care, and same-day surgery.
For a healthcare facility of this scale and complexity, achieving ambitious sustainability objectives requires careful coordination throughout design and construction. The project team sought to incorporate high-performance building strategies that would support energy efficiency, water conservation, indoor environmental quality, and long-term operational resilience while pursuing LEED certification.

Guiding LEED Certification and Sustainable Design
SOCOTEC was engaged by Stantec to provide LEED consulting and sustainability expertise throughout the project lifecycle, helping guide the design and construction teams toward the project's environmental performance goals.
Working collaboratively with project stakeholders, our team in Florida is supporting the integration of sustainable design principles that align with both healthcare facility requirements and LEED certification objectives.
SOCOTEC is providing:
- LEED certification management, coordinating documentation and credit strategy across the design and construction teams
- Energy modeling to evaluate building performance and identify opportunities for energy efficiency
- Sustainable design integration, collaborating with the Stantec team to incorporate LEED-focused strategies, such as permeable paving for stormwater management
- Water conservation strategies aligned with LEED requirements
- Indoor environmental quality review to support occupant health and well-being in a clinical and academic setting
