SOCOTEC provides independent, third-party energy audit for commercial, residential, and industrial buildings to help you stay compliant with local energy codes.

With more than 20 years of experience and over 200 million square feet of properties analyzed, we help building owners, managers, and developers improve energy performance, cut costs, and meet compliance requirements. Our clients include leading real estate groups, convention centers, hotels, and banks—many on a portfolio-wide basis.

Why Energy Audit is Necessary?

A comprehensive energy audit is essential to understanding how a building uses energy and where efficiency measures can be applied, whether it's a new construction or an existing building renovation. From insulation, windows, and doors to lighting, roofing, HVAC systems, and appliances, every element of a building influences energy consumption.

Energy audit also supports compliance with U.S. energy codes and provides a foundation for LEED and other sustainable certifications.

Our Approach to Energy Use Analysis

SOCOTEC’s process combines advanced energy use analysis, building modeling software, and field testing equipments to assess inefficient or defective installations. Our experts provide a checklist of actionable energy efficiency measures—covering systems such as HVAC, lighting, and building envelope—along with cost/benefit and return-on-investment (ROI) analyses.

Energy Modeling

Our energy modeling expertise allows us to simulate and analyze how a building consumes energy, including the impact of lighting, air movement, heat flow, and more. Supported by a true understanding of building physics and the real-world consequences of design choices, our models are informed by decades of testing, monitoring, commissioning, and benchmarking. This ensures that our recommendations are not only accurate but also practical and cost-effective.

Beyond energy auditing, our teams support clients with retro-commissioning and measurement & verification services, ensuring recommended upgrades deliver real, measurable results over time.

Energy Audits in NYC

GGBP and Local Law 87 (LL87)

NYC DOB special inspections and progress inspections

New York City is one of the nation’s leaders in promoting energy efficiency in the built environment, and energy audits have become a requirement for its largest existing buildings. New York City has implemented the 2030 Greener, Greater Buildings Plan (GGBP) to promote energy efficiency and actively reduce its carbon footprint. As part of this plan, Local Law 87 mandates that an energy audit be performed on all buildings over 50,000 square feet every 10 years. Compliance with this law not only supports the city’s carbon reduction targets but also helps owners plan long-term improvements.

As a trusted consultant in New York City and beyond, SOCOTEC offers deep knowledge of local energy codes and compliance pathways, including GGBP and Local Law 87. We remain fully independent—we do not perform design or promote one solution over another. Our sole mission is to protect our clients’ interests by providing objective, transparent, and actionable insights.
