The Project
One Bryant Park – Sustainable Excellence in the New York City Skyline

Rising 55 stories above Midtown Manhattan and spanning 2.35 million square feet, One Bryant Park redefined what a high-performance building could achieve in a dense urban environment. Designed by Cookfox Architects and Adamson Associates, the skyscraper stands as New York City’s eighth tallest building and the first high-rise office tower in North America to secure LEED Platinum certification.
This green building serves as the headquarters for Bank of America’s global corporate and investment banking businesses, as well as several other prestigious tenants. It integrates innovative green technologies and sustainable materials to maximize energy efficiency and occupant well-being. Notable features include:
- Urban garden room and green roofs utilizing compost from tenant waste
- 4.6-megawatt combined heat and power plant for on-site energy generation
- Ice cooling system and automatic daylight dimming to reduce energy loads
- Gray water system for rainfall collection and reuse
- State-of-the-art air filtration and under-floor air ventilation for superior indoor air quality
- Destination dispatch elevator controls to optimize vertical transport efficiency

Through these services, we ensured that every design and construction decision contributed to energy efficiency, occupant comfort, and environmental stewardship.
A Benchmark for Sustainable Design
One Bryant Park’s advanced sustainable design came with a 6.5% increase in construction costs, but these investments continue to deliver impressive returns:
$3 million annual energy savings through efficiency measures
$7 million annual productivity boost due to improved indoor environmental quality
Recognition among the world’s most sustainable commercial buildings
Compliance with green building standards that set the benchmark for future skyscraper developments
