We adhere to intentions of an original design while achieving necessary upgrades, such as window replacement, masonry restoration or the unique application of re-cladding or over-cladding a building’s existing facade. Preserving the critical elements of existing buildings, “recycling” is a critical part of SOCOTEC’s passion for making existing buildings perform better and become relevant again, impacting the collective urban environment and how these reprogrammed buildings are experienced. Our ability to problem solve the challenges with reprogramming, and identifying the opportunities to unlock the value of the asset, is unique and has a direct effect to the success of a project. Having worked on numerous historic, landmarked buildings, we understand the importance and requirements for a sensitive and carefully considered plan of improvement.

Over the years, SOCOTEC has assisted many buildings through their modern ‘makeover’ whether it be for repositioning the asset or simply to appeal to the 21st-century tenant.  Recently, a common trend with building retrofits is activating maintenance roofs to amenity terraces for the occupants in commercial buildings, as seen at Hudson Commons, 390 Madison, 1155 Avenue of the Americas and 368 Ninth Avenue. Taking advantage of these spaces not only attract the ‘modern’ tenant but can also boost property values, control stormwater and help mitigate insulation costs. Whether to provide this upgrade to enhance a property or the experience of the occupants, the question is: can it happen? SOCOTEC verifies whether existing structures can accommodate the loads for public assembly, what codes are triggered - structural upgrade, perimeter railing, ADA, egress, etc.
